As Manager of a start up, we are looking for an entrepreneurial self-starter who can shape the business as it develops. With experience of the sector in general, ideally with an understanding of the Wirral, specifically the Manager will need to hit the ground running. The Lettings Manager will have considerable independence day to day and will be able to shape the agency within the strategic framework that has been set. A full role description can be found at the end of the document.
Working with landlords – The manager will be tasked with finding interested landlords, nurturing that interest and securing their relationship with Ark Lettings. They will then be tasked with ensuring responsive appropriate relationships with landlords to keep them happy and maximise their income.
Working with tenants – The manager will be expected to ensure that tenants are listened to and enquiries are handled promptly. They will also ensure that all tenant rents and other payments are kept up to date. It will also be the responsibility of the manager to handle any tenant disputes.
Handling properties – With a quickly growing portfolio, the manager will need to ensure that repairs and maintenance happen on time, including ensuring properties meet appropriate safety requirements.
Establishing operations – As this is a start up, the manager will be heavily involved in establishing the back office systems that will make the project a success.
Job Role: Lettings Manager
Reporting to: Board of Directors
Office base: Birkenhead
Working Hours: 9 to 5, Monday to Friday, with flexibility required
Basic Salary: £30k plus benefits to be negotiated.
The main strategic aim of the role will be to develop and maintain a profitable commercial lettings business while at the same time procuring a significant portfolio of new landlords/ properties. In addition, to optimise opportunities to generate revenue through the effective marketing, costing, planning, and management of lettings.
The key elements of the role:
-Become the Ark Lettings leading role, being accountable for all aspects of performance, operations, growth and regulation.
-Network in relevant forums and partnerships to develop a portfolio of local connections and effective leads.
-To oversee all account management for landlords and tenants. Offer guidance and direction to resolve all issues efficiently.
-To lead, inspire and manage x number of staff. Carry out all aspects of staff appraisals and management.
-To actively promote and market Ark Lettings through targeted communication, business development, viewings and local networks
Our ideal Lettings Manager is…
• Experienced in the local industry and able to capitalise on existing networks
• Innovative and entrepreneurial
• Experienced in managing a large portfolio of housing stock
• Able to prove a track record in generating new business
• Preferably has an understanding of the housing and social needs faced by tenants
• A Full UK driving license holder
